Watercress Lodges

Overview

The six Self catering Holiday Cottages sleep up to six persons over two storeys, two double bedrooms on the first floor and double bed settee on the ground floor.

The accommodation has good level access to the ground floor and fully compliant with part M of the building regulations (Disabled Access).

Off-road car parking for 6 cars + 2 disabled parking bays to the rear of the properties. Drop off points to the front of the properties with level entrance into properties. There is bollard lighting at drop off points, paths and parking areas. Sign for Watercress Lodges Cottages is at entrance to driveway and signs for each cottage on property.

Main Entrance

  • The main entrance door (900 mm or 36 inches clear width) has a level threshold and enters on to the hallway. The Kitchen WC/utility and Living Room are all accessed from hallway.
  • The floor is laminate and the ground floor is level throughout.
  • There is an outside light to both the main entrance door and French patio door, both work on PIR’s and are also emergency lights
  • Internal lighting of the entrance is by way of pendant light

Sitting Room/Lounge Diner

  • Accessed from the hall with a clear door width of 840 mm (2’ 9”)
  • Furniture – the room has large bed settee with two additional easy chairs. There is a low level coffee table.
  • The dining table is set for four persons but extends easily to a six seater. There are six matching dining chairs all without arms.. Space for a wheelchair could easily be accommodated. The clear height underneath the table is 670 mm.
  • All the furniture is easily moveable.
  • The lighting is a combination of spots recessed into the ceiling and wall mounted up-lighting.
  • The floor is laminate with a rug placed under the coffee table
  • The TV is wall mounted with remote controls where subtitles and audio can be accessed.

Kitchen & WC

  • Accessed from the hall with a clear door width of 840 mm (2’ 9”)
  • The flooring is laminate which is both flat and level
  • The oven has a drop down door and is at a height of 880 mm. The hob is gas and is set immediately above the oven at a height of 1000 mm There is a microwave that sits on the worktop at a height of 1244 mm.
  • The Worktop height is 920 mm.
  • There is a fridge freezer with the highest shelf being 1498.6 mm and the lowest draw being 500 mm.
  • The sink is a single bowl set into a granite drainer. The taps are a single mixer tap with hot and cold mixing taps.
  • Kettles are clear glass to aid in seeing the amount of water which illuminate when switched on. They are cordless and revolve 360 degrees.
  • Lighting is a combination of recessed ceiling spots and under cupboard lighting
  • There are wall cupboards containing crockery, glasses etc and the height of these is 1727.2 mm however the shelves are adjustable and can be lowered upon request.
  • The ground floor WC is accessed through the utility area which is situated off the entrance hall
  • Accessed from the hall with a clear door width of 840 mm (2’ 9”)
  • There is a sink with a single mixing tap set at a height of 830 mm.
  • The WC is set at a height of 400 mm.
  • The floor is laminate flooring which is both level and flat.

The first floor is accessed from the living room via conventional staircase which leads to the two double bedrooms and family shower room.

Double Bedroom

  • The bedroom is accessed through a 762 mm wide door (2’ 6”)
  • Laminate flooring throughout with a rug in the centre of the room.
  • The Bed is kingsized bed with bedside tables/draws and reading lights
  • Double wardrobe with light which has a shelf and full length hanging
  • Chest of draws
  • The lighting is a central pendant with additional reading lights

Twin Bedroom

  • The bedroom is accessed through a 762 mm wide door (2’ 6”).
  • Laminate flooring throughout with a rug in the centre of the room.
  • The two beds  both have bedside tables/draw, reading lights/ Lamp.
  • Chest of draws.
  • The lighting is a central pendant with additional reading lights.

Family Shower Room

The shower is enclosed and measures 800 mm x 800 mm with facilities to place toiletries.

  • The floor is level and laminate type flooring.
  • The WC is at a height of 400 mm.
  • The sink is at a height of 830 mm with a single tap and mixing levers. There is a good sized mirror and a shaving socket.
  • The lighting is a central light and is connected to the extract fan. Additional fluorescent light with shaver socket.

Laundry

  • Each cottage has a utility room with washer & dryer. Together with ironing facilities.

Outdoor Facilities

  • Outdoor furniture consist of a picnic table with bench seating (cushioned). Gas Barbecue (one per property)

  • All gardens are clearly designated with own garden furniture. Numerous public footpaths
